Questions clients often ask
Do you only design, or do you manage the build end to end?
Both. We can deliver the design package for your builder, or lead the full process — design, permits and construction management — as a single point of contact.
What is included in the design package?
Site analysis, zoning study, concept options, design development, construction drawings, specifications and 3D visualisations of key spaces.
How is the fee calculated?
By scope and square footage. After a first call and site visit we send a fixed-fee proposal broken down by phase.
Do you handle permits, ZBA and historic review?
Yes. We prepare and file the applications with the village or town and attend hearings with you.
How long does a new house take?
Typically 4–6 months for design and permits and 10–16 months for construction, depending on size and approvals.
Can we work remotely if we live in the city?
Most of our clients do. Reviews happen online and we send weekly site reports with photos.
Do you design both shingle-style and modern homes?
Yes. We work in the East End vernacular — cedar shingle, gambrel roofs, porches — and in contemporary glass-and-stone architecture.
Do you source furniture and materials?
We specify and procure through our trade accounts, or advise while you purchase — your choice.
